THE STUDIO
Studio Prime Architecture (SP-ARC) is a San Luis Obispo architecture firm that designs commercial, retail, industrial and mixed-use buildings for business owners, brands and developers across San Luis Obispo County and California. Every project is led by Principal Architect John Bellisario, AIA, LEED AP, from feasibility through construction.
KNOW WHAT YOUR SITE CAN HOLD, EARLY
Commercial projects are often decided before design starts: zoning, allowed uses, parking, access, utilities and the approvals each jurisdiction requires. We map that out first, so you can commit to a property or a lease with clear eyes.
THE MASTER BUILDER APPROACH
John's background spans architecture, construction trades, construction management and real estate development. That means design decisions are made with cost, constructability and entitlements in mind from day one, not discovered later. The result: fewer surprises in permitting and construction, and a building that opens on a schedule you can plan around.
WHERE WE WORK
San Luis Obispo · Paso Robles · Templeton · Atascadero · Arroyo Grande · Morro Bay · Cayucos · Orcutt · the Central Valley, and select locations across California. Licensed in California, Arizona and Hawaii.
WHAT WE DESIGN
-
Drive-thru and quick-service: coffee and food drive-thrus for brands and franchisees.
-
Retail and tenant improvements: storefronts, showrooms and interior build-outs for existing buildings.
-
Industrial and office: manufacturing and warehouse buildings with attached offices.
-
Mixed-use and multifamily: ground-floor commercial with homes above, townhomes and apartment buildings.
-
Feasibility before you buy: zoning, setbacks, parking and permit-path review before you commit to a site.
HOW A COMMERCIAL PROJECT RUNS
-
Intro call. We learn about your business, the property, your budget and your timeline.
-
Feasibility and test-fit. A quick look at what the site or space can hold and what approvals it will need.
-
Scope and fee proposal. A clear proposal that fits your project.
-
Design. Schematic design and 3D visualization, coordinated with your brand standards where they apply.
-
Entitlements and permits. Planning applications, use permits, design review and building permit submittals, with civil, structural and MEP consultants coordinated.
-
Construction administration. We stay involved through construction, working alongside your contractor.
