PROJECT FILMS

THE STUDIO

Studio Prime Architecture (SP-ARC) designs custom homes and private estates across San Luis Obispo County, Paso Robles wine country and select locations in California. Every project is led by Principal Architect John Bellisario, AIA, LEED AP, from the first site visit through construction.

SHAPED BY THE LAND AND HOW YOU LIVE

A great home starts with its site: the views, the slope, the sun and the rules that govern what can be built. We design homes that feel inevitable on their land, with materials and detailing meant to last for generations.

THE MASTER BUILDER APPROACH

John's background spans architecture, construction and real estate development, so cost, constructability and entitlements are considered from day one. The result is fewer surprises in permitting and construction, and a home that gets built the way it was drawn.

WHAT WE DESIGN

Custom homes and private estates, wine country and ranch properties, coastal homes, major remodels and additions, and ADUs and guest houses.

HOW IT WORKS

An intro call, a site and constraints review, a clear scope and fee proposal, design with 3D visualization, permitting and entitlements, and construction administration alongside your builder.

WHERE WE WORK

San Luis Obispo, Paso Robles, Templeton, Atascadero, Arroyo Grande, Pismo Beach, Avila Beach, Los Osos, Morro Bay, Cayucos, Cambria, Santa Margarita and Nipomo, plus select locations across California. Licensed in California, Arizona and Hawaii.

FREQUENTLY ASKED QUESTIONS

Do you design custom homes and estates in San Luis Obispo County?

Yes. Custom residences, estates and remodels make up most of our work across San Luis Obispo County, including San Luis Obispo, Paso Robles, Templeton, Atascadero, Morro Bay, Los Osos, Pismo Beach, Grover Beach and Arroyo Grande.

Do you design estates outside San Luis Obispo County?

Yes. Our core service area is San Luis Obispo County, and we design custom homes and estates at select locations throughout California.

What services do you provide for a custom home?

Full architectural services, from early feasibility and schematic design through construction documents, permitting and construction administration. We also offer 3D visualization and interior design coordination.

Who leads the design of my home?

Principal Architect John Bellisario, AIA, LEED AP, leads every project from the first site visit through construction.

How much does it cost to hire an architect for a custom home?

Fees depend on the size, complexity and scope of services. After an intro call and a look at your site, we provide a written scope and fee proposal so you know exactly what's included before any work begins. As a general range, architectural fees run from about $5,000 for a space-planning study to $125,000 or more for a custom estate.

How long does it take to design and permit a custom home?

Design and permitting for a custom home on the Central Coast commonly takes several months to more than a year, depending on the site, the jurisdiction and whether coastal or planning approvals are needed. The schedule depends mainly on the complexity of the project and the type of approvals required, such as coastal development permits, planning or design review. We map out an expected timeline in your proposal.

Do you take on remodels and additions?

Yes. We design remodels, additions and whole-home renovations, and we can start with lidar as-built scanning of the existing house.

Can you help with a property I'm thinking of buying?

Yes. A pre-purchase feasibility review can identify zoning, setbacks, slope, septic, access and coastal-permit issues before you commit to a lot.

Do you work with builders?

Yes. We regularly collaborate with experienced Central Coast builders, and we can recommend builders or work with one you've already chosen.

How do I start a project?

Whichever is easiest for you: call the studio at (805) 776-3130, email us at admin@studioprimeinc.com, or send a note through our contact form. Tell us about your site, what you want to build and your timing. If you have them, it helps to include your property address or APN, any existing drawings or surveys, a rough budget range and a few inspiration photos.
